Abstract(s)
O alojamento local é um fenómeno relativamente recente e que está associado ao surgimento de novas tipologias de alojamento turístico despoletado pelo crescimento e pelas novas tendências da procura turística. Apesar da Figura do alojamento local ter sido criada, em Portugal, em 2008, o aparecimento de novas dinâmicas do mercado, nomeadamente com a entrada das companhias aéreas de baixo custo na Europa, veio revolucionar os modelos de negócio no alojamento turístico, obrigando a sucessivas alterações no respectivo enquadramento legal, nomeadamente a partir de 2014, com o reconhecimento da relevância turística do alojamento local.
Para além de robustecer a oferta de alojamento, em geral, o alojamento local favoreceu o desenvolvimento do turismo urbano e o processo de reabilitação urbana, trazendo uma nova vida aos centros das cidades, permitindo uma utilização mais racional de imóveis, outrora vazios ou fechados. Paralelamente, tem contribuído para a criação de inúmeras empresas, do autoemprego e de postos de trabalho destinados a auxiliar a operação dos seus titulares.
Este relatório de estágio propõe-se descrever as atividades desempenhadas durante o estágio realizado na empresa Living4Malaga que teve a duração de 10 meses, abrangendo várias épocas do ano (época baixa, época média e época alta).Trata-se de uma empresa de gestão de alojamento local sedeada em Málaga, Espanha, que faz a gestão de apartamentos de férias na região metropolitana de Málaga e de Torremolinos. Igualmente, tem como propósito abordar comparativamente a realidade do alojamento local em Portugal, mais concretamente nos Açores, e em Espanha, em Málaga.
ABSTRACT: Local accommodation is a relatively recent phenomenon, which is associated to new modalities of touristic housing and is triggered by economic growth and new trends in the industry. Despite the fact that local accommodation, as legal figure, was created already back in 2008, the appearance of new market trends, such as the rise of low-cost air carriers in Europe, brought deep change in the business models of tourist housing. That has motivated several changes to the respective legal environment, especially since 2014, when the relevance of local accommodation gained widespread recognition. Besides strengthening and widening accommodation offer, local accommodation has also favoured the growth of urban tourism and urban rehabilitation processes, bringing new life to the inner cities and allowing a more rational use of properties that were hitherto empty or closed. In parallel, it has contributed to the creation of several new companies, self-employment and new job offers. This internship report’s aim is twofold: first, it seeks to describe the activities that took place during my 10-month internship with the company Living4Malaga, covering several different seasons (low season, high season and middle season). This is a local accommodation management company headquartered in Malaga, Spain, that administers holiday rentals in the metropolitan region of Malaga and Torremolinos. Second, it also seeks to establish a comparative approach between the realities of local accommodation in Malaga with those of the Azores, in Portugal.
